Transaction Coordination Services

 

  • Full review of contract, addenda, disclosures, and all paperwork for accuracy
  • Obtain and track missing paperwork to ensure complete files
  • Ensure all contracts are fully executed with all signatures and initials
  • Open escrow, order title, and confirm timely delivery
  • Track and confirm buyer’s earnest money deposit
  • Ensure delivery and receipt of earnest money deposit
  • Communicate with lender and title/attorney on new contracts
  • Confirm title and HOA documents are ordered and obtained
  • Ensure all disclosures are reviewed and signed by all parties
  • Send introductory communications to all parties (text, email)
  • Continuously monitor and track all critical dates, deadlines, and contract requirements
  • Coordinate all inspections, due diligence documents, and inform all parties of timelines
  • Coordinate appraisal and survey orders
  • Follow up with lender on status of appraisal
  • Follow up on completion of any required repairs
  • Coordinate signatures for amendments as needed
  • Assist customer with obtaining insurance if needed
  • Coordinate home warranty orders
  • Assist customers with the setup, transfer, or disconnection of utilities
  • Schedule final walkthrough and closing appointments
  • Coordinate client closing gift
  • Send out detailed closing information email to your client
  • Ensure complete file compliance prior to closing
  • Obtain and review closing statements
  • Complete commission disbursement authorization (if applicable)
  • Electronically record all documents and upload to brokerage transaction management system
  • Provide agent with a completed, fully compliant file upon closing
  • Send clients post-closing utility contact information
  • Client Google review and referral follow-up on behalf of agent
